Urban development works Vallicella Masterplan

The construction of the parking lot and the new road system constitutes the first phase of the urban real estate development of the subdivision on the lines drawn by the Masterplan of the Vallicella area, within which a total volume of 36,000 cubic meters is planned in the tourism/hotel/thermal area, with a particular address dedicated to collective residences such as senior housing. The volumes were designed to be distributed in radial blocks to create a circular promenade overlooking Lake Scardovi and connected to the nearby historic center by Terme Street and Riverside Park. The area benefits from significant existing services and amenities such as Le Fonti Golf Club, the municipal swimming pool, the tennis club, and of course the spa itself.

The project aims to enhance the area located north of the pond along Terme Street, with the goal of improving its accessibility, usability and integration into the urban and landscape context. The intervention includes the construction of a new 150-space public parking lot, 8 of which are reserved for people with disabilities and 2 equipped with electric charging stations. The crescent-shaped parking lot will be enhanced by tree-lined islands that, in addition to providing shade and comfort, will serve as a green barrier between the public facilities to the east and the future private areas to the west. Next to the parking lot, a section of road will be built connecting Via delle Terme with the pond area, integrating a two-way bicycle path and sidewalk. This slow mobility system will help to more sustainable connect existing public facilities with those under development by improving pedestrian and bicycle accessibility. The entire project will be developed in several phases, depending on the future use of the adjoining private areas. In this first phase, interventions only concern works for public use.

Landscaping is a central aspect of the project: native trees will be reintroduced, particularly white poplar (Populus alba), scelto per la sua adattabilità al contesto locale e la rapida crescita, utile a creare ombra in tempi brevi. Column poplars will also be inserted on the perimeter (Populus pyramidalis) with more ornamental function. This focus on vegetation responds to the need to mitigate the effects of climate change, such as heat islands, and to foster biodiversity. The greenery will also be instrumental in landscaping the future rolling ponds, improving soil permeability and the ecological balance of the area.
